Trenchless Sewer Repair in Prairie Village, KS

Prairie Village is full of homes built in the 1940s and 50s with mature trees and clay sewer lines to match. Digging a trench through a yard people have tended for decades is the last thing anyone wants, so I fix most lines from one or two small access points.

Why Prairie Village sewer lines fail

Most of Prairie Village was built out in the postwar years, and the original sewer laterals from that era were clay tile in short sections with cement joints. After seventy-some years those joints open up, and the big old oaks and maples that make the neighborhood so pleasant send fine roots in through every gap. Add the shifting clay soil and you get offset joints, cracked pipe, and belly sections that hold water. If you are seeing slow drains, gurgling, or a backup that keeps returning, my guide to signs of a failing sewer line is a good place to start.

Lining instead of trenching

When the pipe is cracked or root-infested but still holds its shape, a cured-in-place liner is usually the answer. I clear the roots, run a camera to confirm the condition, and install a resin-saturated liner that cures into a smooth new pipe inside the old one. Your lawn, driveway, and landscaping stay put. Learn how it works on my pipe lining (CIPP) page. If you want to see inside your line first, the camera inspection guide explains what the footage tells us.

When it needs full replacement

If a section has collapsed or the pipe has fully separated, lining will not do the job. In that case I use pipe bursting to pull a new line through the old path with small entry pits instead of a full trench. See the pipe bursting page for how it works, and the guide on pipe bursting versus lining for how I decide between the two.

Prairie Village FAQ

Why do Prairie Village sewer lines fail?
Much of the housing dates to the 1940s and 50s, when clay tile lines with cement joints were standard. Those joints open with age, and the mature trees send roots in through the gaps.
Can you repair my sewer line without digging up my yard?
In most cases, yes. Cracked or root-damaged pipe that still holds its shape can be lined from a small access point, and fully collapsed sections can often be replaced by pipe bursting with small entry pits.
How do I know if tree roots are my problem?
Slow drains, gurgling, and repeat backups point that way, and a camera inspection shows the roots directly. I can run one and show you the footage before any work is decided.
How long does a trenchless repair take?
Many lining jobs finish in a day once the line is cleared and inspected. I will give you a clear timeline after the camera shows what we are dealing with.
Does homeowners insurance cover sewer line repair?
Coverage varies a lot by policy. I wrote a plain-language guide on it, and your insurer can tell you what your specific policy includes.
