Trenchless Sewer Repair in Olathe, KS

A bad sewer lateral used to mean a trench across the whole yard. In Olathe I fix most lines from one or two small access points, so your lawn, driveway, and trees stay where they are.

Why Olathe sewer lines give out

The older heart of Olathe, the streets around Old Town and Santa Fe that were built mid-century, runs on clay and cast-iron laterals that are aging out. Johnson County's expansive clay soil makes it worse, swelling when it is wet and shrinking when it is dry, which shifts and cracks those old pipes. Then the roots from Olathe's mature trees work into the cracks and you have got slow drains and backups. I send a camera down the line first so we know exactly what is wrong before any digging.

Lining instead of trenching

When the pipe is cracked or root-filled but still holding its shape, cured-in-place lining is the cleanest repair. I saturate a liner with resin, pull it through the old pipe, and cure it in place to form a new seamless pipe inside the old one. The joints roots used to find are gone, and there is no trench across your Olathe yard. See my pipe lining page.

When it needs full replacement

If the soil movement has collapsed or badly offset the lateral, a liner will not hold and the pipe has to be replaced. Pipe bursting does that without a long trench. I pull a new pipe along the old path while a bursting head splits the old pipe outward, working from two small pits instead of a ditch down the drive. More on my pipe bursting page.

Olathe FAQ

Why do Olathe sewer lines fail?
The older areas around Old Town and Santa Fe were built mid-century with clay or cast-iron laterals that are aging out. Johnson County's clay soil shifts them and tree roots invade the cracks. A camera inspection pinpoints the issue.
What does trenchless mean?
It means repairing or replacing the sewer line without trenching its full length. I work from one or two small access points using pipe lining or pipe bursting, which spares your lawn, driveway, and landscaping.
Will it save my trees and driveway?
Yes, that is the advantage. Instead of digging across your Olathe yard and under the drive, I access the line from small pits, so mature trees and hardscaping stay intact.
How do you choose lining versus bursting?
The camera decides. If the pipe is cracked or root-filled but intact, I line it. If it has collapsed or pulled apart from soil movement, I burst and replace it.
