Why Leawood sewer lines fail

Leawood is really two different sewer stories. North Leawood, the older streets around Leawood Estates and the neighborhoods off Lee Boulevard, was built out from the 1950s into the 1970s, and a lot of those laterals are clay tile or cast iron. Clay joints separate over time and the big oaks and maples on those lots send roots straight into the gaps. Cast iron rusts from the inside and scales until the pipe cracks. South of I-435 the homes are newer and most lines are PVC, but I still find bellies where the line sagged in the clay soil, offset joints, and the occasional line crushed during construction. Slow drains, gurgling toilets, or a backup in the lowest floor drain are the usual first signs.

Why trenchless makes sense on a Leawood lot

Leawood yards are not small, and the sewer lateral often runs a long way under mature landscaping, stone walkways, irrigation lines, and a stamped or aggregate driveway. Digging a trench through all of that is the expensive part of an old-school repair, and it is the part you live with for months afterward. With trenchless I usually work from a cleanout and one small access pit. For a line that is cracked or root-infiltrated but still holds its shape, cured-in-place pipe lining builds a new seamless pipe inside the old one. The landscaping stays where it is.

When the line needs full replacement

Sometimes the old pipe is too far gone to line, whether it has collapsed, lost its shape, or sagged badly. Then pipe bursting is usually the answer. A bursting head pulls a new HDPE pipe through the path of the old one and breaks the old pipe apart as it goes, with a pit at each end instead of a trench the whole length.
